It’s been an exciting month at our Jenan new-build project, and the progress is hard to miss. Framing is officially complete, the sheathing is up, and the structure now stands in full form—offering a clear, life-sized view of the home’s design. There’s something special about this phase; walking through the framed spaces really brings the vision to life and sets the stage for what’s to come.
With the home’s “skeleton” now in place, our focus has shifted to what happens behind the walls. These systems—though largely invisible once finished—are critical to how the home functions day to day. Throughout May, our team has been deep in walkthroughs with our trades, making sure everything is coordinated before insulation and drywall lock it all in.
Laying the Groundwork for Comfort and Convenience
During our electrical walkthrough, we took a strategic approach to outlet and switch placements. We’re planning with intention—thinking through how the home will actually be lived in. Where will TVs hang? Where might furniture sit? What smart home features are being integrated? These small decisions now add up to real-world convenience and a cleaner, more functional living experience down the road.
HVAC planning has also been top of mind. Given Arizona’s climate, we’re paying close attention to duct routing, return vent placement, and system design to make sure cooling is even and efficient. A well-designed HVAC setup doesn’t just improve comfort—it also supports long-term energy performance.
Plumbing has been another area of detailed focus. With seven bathrooms and a detached casita, this home’s layout demands a plumbing system that’s both robust and well-orchestrated. We’ve been walking every line—checking everything from kitchen and bath layouts to hose bibs, washer/dryer hookups, and drain routes. It’s all about making sure the infrastructure supports the luxury and functionality we’ve envisioned.
What Does the Future Hold?
This part of the process is all about collaboration. It’s when every trade comes together on site to align on the details before walls close up. We love this phase—not just because it’s essential, but because it reflects the teamwork that makes projects like this successful. Once drywall goes in, flexibility becomes limited, so we treat this moment as a window of opportunity to get everything right.
Looking ahead, June is already shaping up to be another productive chapter in this build—and we can’t wait to share what’s next.
