The last month has been a bit of a whirlwind!
Coming out of the holidays, we closed on our newest property, Aster, and have already moved into planning and coordination. Jenan is wrapping up its final stages, and in just a couple of weeks we’ll be closing on another project set to join the Craft lineup. Needless to say, it’s been an exciting start to the new year, with projects spanning everything from early groundwork to final details.

Jenan is in the final stretch!
With the majority of major components complete, the remaining steps are focused on sequencing, coordination, and finishing strong.
Bringing the Interior to Life
Inside the home, cabinets and countertops have been fully installed, giving the kitchen and bathrooms their final form. Faucet and toilet installation is underway, signaling a clear shift into the finishing phase. Painting has begun both inside and out, helping unify the design as colors and finishes come together.
Final Exterior Details Underway
With grading complete, the foundation for exterior hardscape and final site work is in place, and pavers are next. Beyond defining walkways and outdoor living areas, pavers also provide the finished access needed for remaining trades. Appliances cannot be brought into the home until this step is complete, as heavy deliveries require stable access to avoid damage to the site and finishes. Once that access is in place, appliances can be delivered and installed, marking another major step toward livability. Landscaping will follow, with turf being laid rather than sod, in accordance with City of Scottsdale regulations aimed at reducing water use and supporting long term sustainability.
Lighting installation has begun both inside and out. Interior lighting helps establish how each room functions and feels at different times of day, while exterior lighting is carefully planned to balance safety, usability, and nighttime ambiance. Because much of Jenan sits within areas guided by Scottsdale’s exterior lighting policies, exterior fixtures are being selected to minimize glare, light trespass, and sky glow. These guidelines encourage downward-directed, shielded lighting that preserves dark skies and prevents unnecessary light spill into neighboring properties and the night sky. This approach aligns with community expectations to maintain a softer evening environment rather than relying on bright, street level lighting that can detract from scenic desert views and local dark-sky values.

Inside, hardwood floors are going down, transforming the way the entire layout feels and flows. We also received our cabinet delivery, marking the start of several big interior installation milestones.

As these finishing touches come together, Jenan moves into the home stretch. A thorough cleaning will take place, followed by staging and a wrap-up of preparations for the home to officially hit the market on March 2!

Aster

Say hello to our newest project- Aster!
We are officially underway and currently in the earliest- but most foundational- phase of the development process. While there is little visible activity on site, significant progress is being made behind the scenes to prepare the project for what comes next.
We have initiated work with our architect, surveyor, and grading and drainage team. Each of these roles plays a critical part at this stage, helping to establish the framework the entire project will be built upon.
✦ The surveyor is working to document the property conditions, boundaries, and elevations, ensuring we have accurate data to guide both design and site planning. This information determines everything from building placement to drainage strategy.
✦ Our architect has begun the early planning process of initial layouts, massing, and design considerations- setting the direction for how the home will ultimately take shape. This stage is less about final decisions and more about thoughtful alignment, making sure the vision, the site, and the practical constraints are all working together.
✦ Our grading and drainage team is also engaged early to evaluate the property and begin planning site work. Bringing them in at this phase allows potential challenges to be identified and addressed before construction begins, rather than reacting to them later. Early coordination here helps streamline timelines and reduce surprises once the project moves forward.
By laying the groundwork now, aligning the right professionals, and addressing key logistical items early, we set the stage for a smoother build process ahead. This is the quiet work that supports everything that follows, even if it rarely makes the highlight reel.
