Hello friends,
If you’ve ever wondered what the last chapter of a build looks like, pull up a chair. It’s equal parts precision, patience, and painter’s tape!

Crafting the Outdoor Canvas
Landscape alone was a major undertaking on this .83 acre property. The plan included:
- Turf in the front and back
- Irrigation for all flower beds
- 17 trees
- 17 tons of gravel
- Landscape lighting
- Pavers for the front patio
- Driveways for the main house and casita
There is nothing quite like seeing that first pop of green go in! The house instantly exhales and comes alive.
Our beautiful Ash trees arrived, irrigation and planting began, and before long, turf was rolling out while the exterior paint wrapped up. The transformation was dramatic!

A Little Sweat Equity
My daughter Megan pitched in prepping the floors before appliance delivery, and it turns out that job gets a lot more fun when the boyfriend helps too! 🤣😍

Appliance day is always exciting, but it’s also one where we keep a close eye on everything, checking carefully for scratches and making sure installation is handled with care. It’s one of those milestone moments where the house really starts to feel like a home.

Custom Details That Make a Home
We built a custom 9 foot fire feature to anchor the backyard. After the sand finish was applied to match the home, and once painted… TADA! It blends beautifully and feels like it has always belonged there.

Inside, we had some fun with the powder bath. Powder rooms are the perfect place to add personality. Trim, paneling, wallpaper, sometimes all three. This one received wallpaper, and Jonathan absolutely nailed it! He is incredibly detailed, which is exactly what you want in a wallpaper installer. The result is gorgeous.

We also stained the great room beams to get them just right with the home’s palette. The Butler’s Pantry door is stained and installed, now waiting on its push plate. Small details, big impact.

And for the first time in one of my builds, we installed a custom BBQ complete with grill, beverage cooler, trash and recycling, plus counter space for guests to pull up a chair. This will be a gathering spot for sure!

Precision Everywhere
The curved driveway required countless precise cuts. It is one of those elements that looks effortless when finished but demands serious craftsmanship.

The pool’s PebbleTec went in, and filling the pool is a process I monitor closely with the help of cameras. We carefully fill to about three inches below the last tile mark to avoid interruptions or waterline marks. It’s a small detail that can make a big impact!

Once the garage floors were epoxied, the entire garage felt fresh and finished.

The Tedious but Essential Phase
It typically takes a minimum of three cleans to prepare a house like this for staging. There is vacuuming of everything… multiple times!

Meanwhile, my punch list grows. Walls covered in painter’s tape, photos with circles and notes, a running list of items that need extra attention. This is where you put on your hawk eyes and walk the house as a future buyer would. On a multimillion dollar home, expectations are high and details matter.

There were also lots of interior paint touch-ups happening as everything came together.

Staging Day
Staging day arrived, which always looks like organized chaos. Furniture, art, rugs, florals, movement everywhere.

I am a little biased, but I believe Amelia is the best in the business! She has staged all of my builds, and once again, she delivered beautifully.

Launch Day
We were thrilled to launch ahead of schedule and have been encouraged by the strong early feedback. Seeing the final listing photo after months of work is incredibly rewarding.
Now we look forward to welcoming the lucky family who will create lasting memories here!

Aster Progress
For Aster, we’ve completed the property survey, generated and submitted the site plan to the city, finished the soils report, and are finishing up with grading and drainage (G&D).
We are taking a new approach to demolition on this project. Instead of the typical process, we are reviewing a few companies that specialize in sustainable demo practices, working with several nonprofits to donate, recycle, and repurpose materials, keeping the majority out of the landfill. We’re very excited to be building this relationship and seeing this thoughtful approach in action!
Say Hello to Larkspur!

Larkspur was acquired in mid-February and will be a “sister house” to Jenan, featuring a similar floorplan and exterior. It’s located in a fantastic neighborhood just two streets away from our Aster project and five minutes north of Jenan.
We’ve begun the pre-construction phase, including property survey, soils report, site plan preparation, and grading & drainage (G&D). While this is mostly behind-the-scenes work, it’s essential for a smooth submittal to the city for site plan and building permit approval. We anticipate this process taking around four months- though we always strive to move faster where possible!
