Hello Friends,

We’re keeping things short and sweet this month while continuing to see steady progress across all projects. Since hitting the market, Jenan has seen a steady flow of traffic, while Aster and Larkspur continue to advance through pre-construction. Each step is intentional, setting the foundation for what’s ahead.

Staying Active, Visible & Show-Ready

Jenan continues to generate consistent activity through open houses and private showings, exactly what we want to see at this stage. Strong marketing plays a critical role here, not just in attracting buyers, but in building momentum.

We’re also leveraging broker open houses and agent tours to expand reach beyond direct buyers. Engaging the broker community ensures the property remains top of mind for agents who may have clients that are the right fit and can schedule private showings. It’s one of the most effective ways to quietly multiply exposure.

And as always, keeping the home “show ready” is key. Consistency in presentation ensures every showing, scheduled or last minute, puts the property in its best light.

Aster

Aster is currently in Site Plan review with the city and is expected to receive approval in early April, at which point it will move into Building Plan review. With the property survey and soils report complete, grading and drainage (G&D) has been submitted and is under review with the city. We’re continuing to fine-tune the architectural plans and design while preparing for the next phase.
On the demolition side, we are still evaluating companies that specialize in sustainable practices. The goal is to divert as much material as possible from the landfill by recycling and donating items such as concrete, AC units, cabinetry, windows, and even door hardware, before demolition begins.

Larkspur

Larkspur is also awaiting Site Plan approval from the city before moving into Building Plan review, with feedback expected in early April.
Survey and soils work is complete, and we are in the final stages of grading and drainage (G&D) prior to submission. Architectural plans and design continue to be refined to align with the overall vision while accounting for the lot’s specifics.
Similar to Aster, we are reviewing sustainable demolition partners to help repurpose and donate materials ahead of teardown. This approach allows us to reduce waste while giving usable materials a second life.
As we head into April, we’re looking forward to upcoming approvals, continued momentum, and moving these projects into their next phases.
