Jenan continues to generate consistent market activity, while Aster and Larkspur are now firmly in pre-construction mode, with key approvals secured and site preparation underway behind the scenes.

Staying Active, Visible & Show-Ready

We’ve officially obtained the COFO after working through a few final hurdles, including the block wall and pool equipment concealment, bringing the project across the finish line and clearing the way for a smooth closing process!

While this spring market looks a bit different from previous years- due to an evolving economic landscape and increased inventory at this price point- serious buyers remain active and are thoughtfully evaluating their options. Jenan continues to perform well, with days on market comfortably below average and several promising parties returning alongside sustained interest from qualified buyers.

Consistent weekend open house traffic and a steady flow of private showings are keeping the property top of mind for both buyers and agents. Our marketing efforts are generating qualified interest and expanding exposure, while broker opens and agent tours continue to support visibility and momentum within the broader agent network.

With this level of engagement, we remain optimistic that an offer is on the horizon!

Aster

Aster has received approved G&Ds, with the project well positioned for next steps. We are actively coordinating deconstruction and full demolition, pad build, and dust and demolition permits, while building plans remain under review with the city. Our goal is to move smoothly into construction as soon as approvals are in place.
This phase includes a structured deconstruction process that allows us to clear the site efficiently while also creating financial benefits through improved tax positioning, reduced landfill impact, and a more optimized cost basis.
Aster will feature a 4,680 SF main residence paired with a 926 SF casita, totaling 5,606 SF of living space. In parallel, we are refining the design direction, which leans into a Mediterranean-inspired, desert-toned approach. The goal is to create a home that feels warm, textural, and connected to its setting, with a palette and materials that bring a sense of grounding and timelessness. The overall intent is to create a space that feels welcoming from the moment you walk in, while also setting Aster apart for buyers looking for something with character and a strong sense of place.

Larkspur

Larkspur is progressing in parallel with Aster and has also received approved G&Ds. The project is moving through the same pre-construction pipeline, including deconstruction planning, full demolition coordination, pad preparation, and permitting for dust and demolition, with building plans currently under city review.
Like Aster, Larkspur is positioned for a smooth transition into construction once approvals are finalized, with the same strategic deconstruction approach supporting both efficiency and long-term value.
Larkspur mirrors Aster’s program, with a 4,680 SF main residence and a 926 SF casita, totaling 5,606 SF. In terms of design, the direction shifts slightly toward a more transitional European feel. It remains rooted in warmth and neutrality, with a broader and more familiar appeal. The goal is to create a home that feels inviting and approachable, while still maintaining the same level of thoughtfulness and intention behind the overall design.

Final Note

Aster and Larkspur sit just a couple of streets apart, allowing for an efficient, coordinated approach across both sites. While the floor plans are similar within the neighborhood, each home is intentionally differentiated through its design direction and overall character, ensuring they feel distinct rather than repetitive.
